About Forest Lake Homeowners’ Association

The Forest Lake Subdivision was developed in 1989.  The Declaration of Restrictions created by the developers “runs with the land”. 

The Declaration of Restrictions has “the purpose and intention … that all of the lots … shall be … subject to reservation, easements, use and building restrictions provided to establish a general plan of uniform restrictions …, and to insure the purchasers of lots … use … the property for attractive residential purposes and to secure to each … lot owner full benefit and enjoyment of his home and to preserve the general character of the neighborhood.”

The Forest Lake Homeowners’ Association was created within the Declaration of Restrictions and is organized as a non-profit corporation operating using the By-Laws also found on this website.  Each lot owner is a mandatory member of the Association.  An "unofficial" searchable version of the Declaration of Restrictions, formatted for 8.5 x 11 printing and showing all amendments as markups can be found by clicking HERE.

Annual Dues

Dues are collected annually.  Paper statements are mailed via USPS to lot owners in March with payment due by April 15th.  In an attempt to keep costs down in postage, ink/paper/envelopes and help prevent any increase in annual dues we will be sending statements by email to those who have provided email addresses.  Please return the bottom portion of your bill, include your lot number on your check and mail payment to FLHA, PO Box 183513, Shelby Township, MI 48318-3513.  We encourage you to include your email address.  Email addresses are used exclusively for Forest Lake Homeowners' Association Business and will not be shared outside of the Association.  General dues for all lots are $135 annually.  Lakefront lots are also assessed an additional $500 annually for maintenance of the lake.

 

Restrictions and Architectural Control Committee Process

The Restrictions and Architectural Control Committee ("RACC") has the responsibility to oversee compliance and to make recommendations to the Board regarding any "auxiliary construction" which is enabled by the Declaration of Restrictions.  Structural additions of any kind need to be reviewed by the RACC.  This includes sheds, pools, fences and the like.  The RACC review and approval process, including request form is linked below.

 

Parking

For the safety and welfare of our homeowners' and their property, please remind your friends, family and guests that Michigan Vehicle Code 257.674 prohibits parking within 15 feet of a fire hydrant, on a sidewalk, and in front of a public or private driveway.  Also, just a quick reminder that per the Declaration of Restrictions, paragraph 12 (as amended) vehicles, camper, boats, etc. cannot be parked on lots for more than 72 consecutive hours.

 

Complaints & Concerns

A Complaint Form was developed for use by residents that observe violations of Restrictions.  This form should be used ONLY for violations of the Restrictions that are linked above as these are the only Restrictions the Homeowners' Association is charged with enforcing.  The association will not pursue enforcement unless a written complaint has been received.  The form is linked below.

 

Please Don't Feed the Fish, Deer or Waterfowl - Fishing Limited

Migratory and domestic waterfowl can become a nuisance, especially if encouraged by food.  A few years ago, the township adopted an ordinance prohibiting the feeding of waterfowl.  Section 6-71 from Shelby Township Ordinance 278 reads, in part:  Prohibited Acts. a. No person shall feed, attempt to feed, cause to be fed or provide food for domestic or migratory waterfowl within the Charter Township of Shelby.

 

Likewise, the fish population in Forest Lake has been carefully stocked and monitored to maintain a proper eco-balance which could be upset by external feeding or fish removal.  Therefore, all residents and guests are reminded that fishing in Forest Lake is limited to "catch and release" for lake lot owners, their friends and family only.  No feeding of fish is permitted.  Your assistance is greatly appreciated.  Please report violations to the Lake Committee Chairperson.

 

The Michigan DNR prohibits feeding of deer in the lower peninsula with an exception for hunters with disabilities.
